Please read these Terms and Conditions carefully and ensure that you understand them as any booking made will be subject to these Terms and Conditions.
The contract is for a short-term holiday rental between the owners of Spire View guest house referred to as ‘we’, ‘us’ and ‘our’ and all persons named on the booking form (including anyone who is added or substituted at a later date) referenced as ‘you’ and ‘your’. The contract will be governed by UK law.You must not use the property except for the purpose of a holiday during the holiday period, and not for any other purpose or longer period. The agreement to stay in the property for the holiday period, does not create the relationship of Landlord and Tenant between the parties. You shall not be entitled to a new tenancy, or to any assured short hold or assured tenancy or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or at the end of the Holiday Period.
A deposit of 20% is required to secure the booking. All bookings are made subject to availability and bookings only become firm when the deposit is received. The person making the booking (Party Leader) must be at least 18 years old and have the requisite legal capability and authority to enter into a contract at the time of booking. By making a booking the Party Leader confirms that they have authority to book on behalf of the party and that all other party members agree that the booking is subject to these Terms and Conditions.
Bookings cannot be accepted from parties of young people less than 18 years of age.
All payments should be made to us in the manner specified in these conditions. The deposit should be made within 7 days of making the booking and the booking will be held for that period only. If payment is not received within 7 days the booking will be deemed to have lapsed. Bookings are considered provisional until the required deposit is paid and non-payment of the balance of the rent 4 weeks before the due date shall be construed as a cancellation of the contract by you.
If you wish to cancel your booking you should advise us as soon as possible by telephone, followed by written confirmation by letter or email. The booking deposit is non-refundable. We will try to obtain a replacement letting in which case any money paid will be refunded minus a small handling charge. If no replacement letting can be found any money already paid will be retained by us.
We do not accept bookings for stag or hen parties.
You agree to the following:
To inform us of, and pay before departure for any breakages, losses or damage caused by you to the property or its facilities.
To take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of your holiday. You will be responsible for any additional cleaning costs.
To inform us of any problems with the facilities or services as soon as they become apparent.
To permit us reasonable access to the property to carry out urgent maintenance.
Not to sublet or share the property except with the persons included at the time of booking or subsequently included by agreement with us. The maximum number of persons allowed at the property is clearly stated and must not be exceeded. We reserve the right to terminate hire without notice and without refund where this condition is breached.
Not to do or omit to do something which may be or become a nuisance to neighbouring properties.
We regret that pets are not permitted.
Guests may arrive at the property from 4pm on the first day of the booking and the property must be vacated by 11am on the final day of the booking. Other times may be possible by prior arrangement.
You are strongly advised to take out travel/holiday insurance to allow for any unforeseen circumstances.
We do not expect to have to make any changes to your booking but sometimes problems occur due to circumstances beyond our control for example fire, flood, exceptional weather conditions, epidemics, destruction/damage to the property (‘force majeure’) and bookings have to be changed or cancelled. If we have to terminate your holiday early for the above reasons you will be refunded part of the cost of your booking based on the time remaining of the booking. No other compensation, expenses or costs will be payable.
Should this happen prior to the start of the booking it is our duty to contact the Party Leader by telephone and then by letter or email as soon as is practicable. We will inform you of the situation and refund payments already made if the holiday booking has to be cancelled.
We make every reasonable effort to indicate possible safety hazards in the property description. It is however your responsibility (particularly parents and anyone with physical restrictions) to inspect the property and grounds immediately upon arrival and note any possible hazards. Please remember that our property has steep stairs and sloping ceilings upstairs and a step up to the patio door and that these might be potential hazards. You must upon arrival check the layout of the property so that you have a planned route to exit the property as early as possible in the event of an emergency and be aware of the indicated fire exit signage.
If you do have cause for complaint please inform us as soon as you are able to.
Sometimes things do go wrong and we will do our utmost to resolve any complaints
The use of the accommodation at Spire View is entirely at the users risk and no liability can be accepted for death, injury & loss or damage to users or their belongings. No responsibility can be accepted for loss or damage to belongings or vehicles.
Swimming Pool Rules
For Health and Safety reasons it cannot be stressed highly enough how important it is that you read and follow all pool guidelines below. The safety of all persons using this facility as well as maintaining the quality of the pool water is paramount.
The pool is only open to residents of Spire View Guest House. Friends and visitors of guests staying at Spire View are not permitted to use the pool, and are not covered by insurance.
By making your payment, you also agree to comply with all rules concerning the swimming pool as described below.
All children must be accompanied at all times by a Parent/Guardian/Carer in the pool.
Please observe all the poolside signs: absolutely no jumping or diving, no food or drink in the pool area and please no excessive noise in consideration of neighbours.
Babies and toddlers should wear aqua nappies, disposable nappies will not suffice.
Please do not swim if you have had a sickness bug in the family in the last 48 hours
Please do not use anything other than plastic objects in the pool. Inflatables are allowed at your own risk.
Safety equipment is provided in the pool area and must not be tampered with and only be used for a safety emergency.
Please leave the facilities as you would wish to find them.
Showers are provided so please shower before entering the pool.
Lack of water clarity can be caused by chemical failure or contamination by vomit/faeces/urine. In the event of the above, evacuate the pool and inform the owners. The pool will then be closed until rectified.
We hope you find the rules above are just common sense, designed with your health and safety as our priority so please observe the rules. Any misuse of the pool may result in this facility being withdrawn.
